Where it is

Austin West covers the streets on the west side of Austin Road in the Hart, north of the Nechako River. The listing sites split the streets around Austin Road into Austin East and Austin West. Locals mostly just say "the Hart". If you've been searching Central Hart, you're shopping the same market.

The homes

The streets run on a straightforward grid, and most homes are 1970s and 1980s ranchers and split-levels under mature trees. Prices sit below Hart Highlands, which makes Austin West one of the more affordable ways into the Hart schools.

It suits families who want the Hart Highlands school catchment and Hart shopping without paying Hart Highlands prices, and buyers who like an established street with big trees.

Schools and shopping

Hart Highlands Elementary and Shas Ti Kelly Road Secondary serve the area. Save-On-Foods, Hart Home Hardware and the Hart Highway are about five minutes away.

The commute

Like the rest of the Hart, getting downtown or to the south side means crossing the Nechako on the John Hart or Yellowhead bridge. Most days that's fine. On an icy morning it can add real time, so drive it at rush hour before you buy.

What to check

With most homes built in the 1970s and 80s, the roof, furnace, windows and electrical are where the money goes. Ask what has been updated and get a full inspection.

Treat area-wide price averages loosely. A quiet street a few blocks back and a house facing a busy road are different markets, so price the house off comparable sales on similar streets.
