About VLA
The VLA (Veterans Land Area) is a post-WWII neighbourhood built under the federal Veterans' Land Act to house returning servicemen. Phase One broke ground in June 1953, and many of the original bungalows along Pine Street still stand, some renovated and some waiting for the next owner. It's one of the more affordable pockets in the city. Lots are standard-sized, streets are quiet, and the housing stock attracts first-time buyers and investors in roughly equal measure. Downtown is a short drive north, Spruceland Shopping Centre handles day-to-day errands, and Two Rivers Gallery and the library are ten minutes away. If you're looking for entry-level in an established, tree-lined part of town with real Canadian post-war history, the VLA is worth a look.

The houses
The original post-war bungalows are what the VLA is known for. Some have been fully renovated and some are close to original, and the price gap between the two can be wide. Streets are quiet and tree-lined in a way newer subdivisions won't be for years.
Getting around
The VLA sits close enough to downtown and the civic core that errands by bike or on foot are realistic, which you can't say about most of Prince George. Spruceland Shopping Centre handles everyday shopping, and Pine Centre Mall is nearby.
Buying an older home here
Most VLA homes have seen several decades, so look hard at the furnace, roof, plumbing and electrical. A 1950s house that has been looked after can be a better buy than a newer one that hasn't. Get a full inspection during your subject period and set aside a maintenance budget from day one.
If the house has a suite or you plan to add one, confirm it's legal before you count on the rent.
Who it suits
First-time buyers who want a detached house at an entry-level price, and investors looking for steady rentals, in roughly equal numbers. If you're comparing, Spruceland and Millar Addition draw a similar crowd at similar prices.
