What comes up for sale

Cluculz Lake sits west of Prince George along Highway 16. Properties run from older cabins to large lakefront homes, on the water or a short walk from it. In summer the lake is busy with boats and swimmers, and in winter people snowmobile.

A cabin here usually costs less than a similar one at Ness Lake, because Cluculz is further out and less built up. Listings are sporadic, and some sell with little exposure, so it helps to tell Jason what you're after early.

Year-round or summer only

Some owners live here full-time and some only come out in summer. If you plan to live here year-round, check how the road to the property is maintained in winter, whether the heating system can carry a cold February, and whether the water lines are protected from freezing.

Water, septic and power

There's no city water or sewer. Expect a well or lake intake and a septic system. Have the well tested for flow and quality and the septic inspected, and ask when it was last pumped. If the house draws from the lake, ask about the water licence and treatment. Confirm power and internet on older cabins.

Financing

Lenders treat recreational and seasonal property differently from a house in town, and on larger lots many lend on only part of the land value. Talk to your lender about the specific property early.

What to check before you buy

• Septic and well inspections as conditions of your offer.
• The dock and boat launch access. Land below the high-water mark is generally Crown land in BC, so ask whether the dock and any shoreline work were permitted.
• Spring high water and any history of flooding.
• Zoning and Agricultural Land Reserve status before you plan to build or subdivide.
• Insurance, which costs more on waterfront. Get a quote before your subjects come off.
