Why Ness Lake sells fast

Ness Lake is the most developed waterfront near Prince George and the tightest market of the local lakes. It has a real year-round community, a beach and a boat launch, and Ness Lake Regional Park nearby. Waterfront that's priced reasonably doesn't stay listed long, so it pays to have your financing lined up before the right place comes up.

What comes up for sale

You'll see older cabins on small lots, renovated waterfront homes and newer builds on acreage. Lake-view lots without direct water access sell for noticeably less than true waterfront. If you want the view more than the dock, that gap can be worth a lot.

Groceries and hardware are in the Hart. Kids are bused to school, so check which route and school serve a specific property.

Roads and winter access

The drive in is via Chief Lake Road and Ness Lake Road. Some roads around the lake are gravel. They're plowed in winter, but they can be hard going on heavy snow days. If you plan to live here full-time, drive the road in winter and ask the neighbours how quickly it gets cleared.

Water, septic and power

Ness Lake properties run on private wells (or lake water) and septic systems. Make a well test for flow and quality and a septic inspection conditions of your offer, and ask when the septic was last pumped. If the house draws from the lake, ask about the water licence and treatment. On older cabins, confirm power and internet.

Financing

Lenders look at a seasonal cabin differently from a year-round home, and on bigger parcels they may lend on only part of the land value. Talk to your lender about the specific property early, because it can change the down payment.

What to check before you buy

• The dock and shoreline. The foreshore below the high-water mark is generally Crown land in BC, so ask whether the dock and any shoreline work were permitted.
• Flooding. Ask about spring high water and look for signs of water in the basement or crawlspace.
• Zoning and any ALR status, if you plan to build or add a second structure.
• Insurance, which runs higher for waterfront. Get a quote before subjects come off.
