Privacy Policy

1. Who we are

This website is operated by Jason Luke, a licensed REALTOR® with RE/MAX Core Realty, located in Prince George, British Columbia, Canada. Jason Luke is the individual responsible for the collection, use, and disclosure of personal information on this site (“we”, “us”, or “our”).

2. Scope and applicable law

This policy applies to all personal information collected through jasonluke.ca and any related communications. We comply with the Personal Information Protection and Electronic Documents Act (PIPEDA), the Personal Information Protection Act (BC PIPA), Canada’s anti-spam law (CASL), and the privacy requirements the BC Financial Services Authority (BCFSA) sets for real estate licensees.

3. What personal information we collect

We collect only what is reasonably necessary to help you buy or sell real estate:

• Contact information: your name, email address, and phone number (if you give one; it’s optional on our forms) when you send a question, request a valuation or showing, sign up for listing emails, or create an account.
• Property details: the address and anything else you tell us when you request a home valuation.
• Messages: what you write in a form, and the emails, texts, or calls you start with us.
• Account and saved-search information: if you create an account, your name, email, and phone number, plus the search criteria you save (such as price range, bedrooms, and neighbourhoods) and the homes you save.
• Form and consent records: when you send a form, we keep a copy of it along with the page you sent it from, the date and time, and your IP address. When you opt in to emails, we also keep the wording you agreed to, so we can show you consented, as CASL requires.
• Website usage: pages viewed, searches, which ad or link brought you here, and whether you called, texted, or sent a form. Section 7 explains how this works and what you can turn off.

We do not collect government-issued identification, financial account numbers, or payment card information through this website.

4. Why we collect it

Personal information is collected and used for the following purposes:

• To answer your question or request by email, phone, or text.
• To prepare a comparative market analysis (CMA) or home valuation you have requested.
• To send listing emails or market updates you have opted into, including daily new-listing emails for neighbourhoods you picked.
• To meet our obligations as a REALTOR® and comply with BCFSA requirements.
• To see which pages and ads bring people to the site and lead to a call, text, or message, so we can improve the site and our advertising (see section 7).
• To meet applicable legal and professional obligations.

We do not sell, rent, or trade your personal information to third parties for their own marketing purposes.

5. Consent

When you send a question or request through this website, we use your details to answer that request. Sending a question does not put you on a mailing list.

Listing emails and market updates are opt-in. They start only when you tick a box asking for them, sign up for a neighbourhood’s new listings, or turn on alerts in your account. We record the date, time, IP address, and wording of that opt-in as proof of your consent under CASL. Saving a search on its own does not sign you up for email.

If you sign up for a neighbourhood’s new listings, we check that area once a day and email you when a new listing comes up or a price changes on one we’ve already sent you. You’ll get at most one of these emails a day, and none on days with nothing new.

Every list email has a one-click unsubscribe link. You can also reply with “unsubscribe”, change your alerts in your account settings, or contact us at jasonlukehomes@gmail.com. Withdrawing consent may limit our ability to provide real estate services to you.

6. Disclosure to third parties

We disclose personal information only in the following circumstances:

• Service providers that handle information on our behalf, only for the purposes in this policy:
  • Realty Juggler, our CRM, which stores contact records.
  • Resend, which sends this website’s emails: the notice to Jason when you send a form, the reply to you, and any listing emails you asked for.
  • Twilio, which sends Jason a text message when a new inquiry comes in so he can reply faster. The text includes your name, your phone number or email, and what you asked about.
  • Vercel, which hosts this website, and Neon, which hosts the database where we keep a copy of each form you send, your account if you create one, and email-list records.
  • Google, for Google Analytics and Google Ads (see section 7).
• Real estate transaction parties: if you engage us to represent you in a transaction, we may share relevant information with cooperating agents, lawyers, lenders, and the real estate board (BCNREB) as required to complete the transaction.
• Legal requirements: if required by law, court order, or to protect the rights, property, or safety of any person.

Some of these providers are based in the United States and may store or process your information there, where it can be subject to US law.

7. Cookies and analytics

We use Google Analytics 4 and Google Ads to see how people use the site and which ads and pages lead to a call, text, or form. Both run in Google Consent Mode, which follows the choice you make on the cookie banner.

• If you click Accept: Google Analytics and Google Ads set cookies. If you then send a form, Google Ads also receives a hashed (scrambled) copy of your email address, phone number, and name, plus the property address on a valuation request, so it can match the inquiry to the ad you clicked. Google receives the scrambled values, not the readable ones. Google calls this Enhanced Conversions.
• If you click Reject, or haven’t chosen yet: no Google cookies are set and no contact details go to Google. Google still receives basic, cookie-free signals (for example, that a page was viewed or a form was sent) with no identifiers attached, which it uses to estimate overall results.

You can change your choice anytime with the “Cookie preferences” link in the site footer. You can also use the Google Analytics Opt-out Browser Add-on.

Facebook Pixel and Microsoft Clarity are not in use on this site. If we ever turn either one on, it will only load after you click Accept, and we’ll update this policy first.

The site also uses your browser’s local storage for things like homes you’ve saved and your cookie choice. That information stays on your device. You can control cookies and local storage through your browser settings; the site still works without them, though some features may behave differently.

8. How long we keep your information

Lead inquiry data, including the copy of your form kept in our website database, is retained for up to 7 years to comply with record-keeping requirements for real estate professionals. If you were not represented by Jason Luke in a transaction, you may request deletion of your record at any time (subject to any legal hold obligations). If you unsubscribe from list emails, we keep a record of that so you aren’t emailed again.

9. Your rights

Under PIPEDA and BC PIPA, you have the right to:

• Know what personal information we hold about you.
• Request access to your personal information.
• Request correction of inaccurate information.
• Withdraw consent and request deletion (subject to legal retention obligations).
• File a complaint with the Office of the Privacy Commissioner of Canada.

10. Security

This website uses HTTPS encryption for all data sent to and from your browser. Form submissions are stored in an access-controlled database and sent to Jason and our CRM by email. We take reasonable precautions to protect your personal information from unauthorized access, use, or disclosure, but no method of internet transmission is 100% secure.

11. Links to other websites

This website may contain links to third-party websites (such as MLS listings hosted by BCNREB, mortgage calculators, or government resources). We are not responsible for the privacy practices of those sites and encourage you to review their privacy policies.

12. Changes to this policy

We may update this privacy policy from time to time. Material changes will be reflected in the “Last updated” date at the top of this page. Continued use of this website after a change constitutes acceptance of the updated policy.
