Up the hill

Cranbrook Hill sits above the city on the west side, next to UNBC. Many homes look out over the river valley. Lots are generous, and further up the hill there are acreages with forest around them.

The Greenway

The Cranbrook Hill Greenway runs through the neighbourhood and links into the wider trail network. Residents use it year-round for walking, mountain biking and snowshoeing without getting in the car. For a lot of buyers, that's the reason they're here.

The homes

Much of the stock dates from the 1960s and 1970s: bungalows, split-levels and ranchers, some updated and some original. There's also infill and larger newer homes. Mature trees and landscaping come with most of them.

Prices sit above starter areas like Spruceland or Jensen, and the lots and houses are bigger to match. An original-condition house can be the better buy if you're ready to put money into a kitchen and bathrooms, as long as the roof, furnace and plumbing check out.

The trade-offs

It's a hill, and that matters. Some streets are steep enough that winter driving takes real thought, and on some lots the slope limits how much of the yard you can use. See a place in person before you fall for the photos.

Insurance can come in higher on forested lots near the wildfire interface, so get a quote early. Groceries and bigger shopping mean a drive.

Families moving up who want space and trail access, UNBC staff and grad students who want a short trip to campus, and people relocating from other cities who want a neighbourhood that feels settled.
