Getting there

Summit Lake is north of Prince George on the Hart Highway, about 45 minutes from downtown depending on where you start. Being on the highway makes the drive simple. The local roads in are maintained, but check how the specific road to a property is cleared in winter.

What comes up for sale

It's a mix of seasonal cabins and year-round homes. Summer is swimming and fishing on the lake, and winter brings the snowmobiles out. Listings come up less often than in town, and some lake properties sell with little exposure, so it helps to tell Jason what you want before it lists.

Water, septic and power

There's no city water or sewer. Expect a well or lake intake and a septic system. Test the well for flow and quality, have the septic inspected and pumped records checked, and ask about a water licence if the house draws from the lake. Older cabins can be basic, so confirm power, heat and internet.

Year-round or summer only

A cabin you use in July and a home you live in through February need different things: a road that gets plowed, a heating system that can keep up, and water lines that won't freeze. Decide which you're buying before you start looking.

Kids who live here year-round are bused to school, so check which route and school serve the specific property.

Financing

Lenders treat seasonal and recreational property differently from a house in the city, which can mean a bigger down payment. Talk to a lender about the specific property before you write an offer.

What to check before you buy

• Septic and well inspections as conditions of your offer.
• The dock and shoreline. Land below the high-water mark is generally Crown land in BC, so ask whether shoreline work was permitted.
• Spring high water and any flooding history.
• Zoning and ALR status if you plan to build.
• Waterfront insurance, which costs more. Get a quote early.
