What it feels like

Heritage was built more recently than most of Prince George, and it shows. Most homes are two-storeys on similar-sized lots, the streets are tidy and consistent, and Heritage Park sits in the middle. On a summer evening you'll see kids on bikes and hoops in the driveways. It was planned for families, and families are still who it draws.

Homes and prices

The range is wider than people expect. Attached homes and townhomes sit at the lower end, and big detached two-storeys with finished basements at the top. Because the stock is newer, you'll usually pay more than for a similar-sized house in an older area like Spruceland or the Hart.

What the premium buys is newer mechanical systems, better insulation and a layout built for how families live now. Whether that's worth it depends on how much you value not touching the roof, furnace or windows for the next decade. Heritage has more new construction than most of the city, and some new builds still come up depending on the time of year.

Schools and getting around

Heritage Elementary serves the neighbourhood, with Foothills, Pinewood and Quinson elementaries and École Lac des Bois (a French-language school) nearby. Parks are built into the subdivision. Spruceland Mall and the Queensway shops are a short drive, and most residents get downtown in about 15 minutes without crossing a river.

The trade-offs

Heritage is car-dependent. From most streets there isn't much to walk to, so if coffee or groceries on foot matter to you, weigh that honestly. There's also no real trail system close by, and families who hike or mountain bike on weekends drive to do it. Rentals are rare, which suits owner-occupiers and makes it a weak pick for investors.

Heritage or somewhere else?

Families usually weigh Heritage against Hart Highlands and College Heights. Hart Highlands has bigger lots and mature trees, but it sits north of the Nechako, which puts a bridge in a south-side commute. College Heights puts you next to UNBC with an older mix of homes. People who move into Heritage tend to stay put.
