Van Bow is a small, quiet central neighbourhood around Spruce Street and 17th Avenue, just south of downtown. Most of the building stock went up in the 1960s and 70s: single-family homes, small apartment buildings, and duplexes. Roughly three-quarters of units are renter-occupied, which makes this an investor-friendly pocket with accessible entry prices. It's walkable in the way central PG tends to be, with groceries and restaurants within a few blocks and downtown a short walk further. Van Bow used to be the name of the local elementary until the school was renamed in 1968. The neighbourhood has kept its modest, working-class character through the decades. Good fit for first-time buyers, renters, and landlords who want something close in.
